325 Kent is a completed EB-5 mixed-use development located on the Williamsburg waterfront in Brooklyn, New York. As the first major residential project within the Domino Sugar Refinery site redevelopment, the property helped introduce a new phase of upscale waterfront living to one of New York City’s most active and supply-constrained residential submarkets.
The 17-story building includes 522 high-end rental residences, ground-floor retail, luxury amenities, and integrated parking. Its location near the East River, Domino Park, transit, dining, retail, and Manhattan access positioned the project as a strong urban residential asset with long-term market appeal.
From an EB-5 perspective, 325 Kent reflects a completed project with clear execution milestones. The project raised $27 million in EB-5 capital from 54 investors, achieved full subscription, generated more than 50 jobs per investor, and delivered 100% I-526 and 100% I-829 approval rates. Investor capital was also returned, with developer repayment completed in December 2024 and first investor repayments beginning shortly after.
325 Kent demonstrates the type of EB-5 project profile investors often seek: a prime location, experienced development execution, strong job creation, completed construction, full immigration approvals, and documented repayment activity.
